Your application
Your credit score doesn’t tell the whole story.
A score is just a number. We look at your whole situation. Every application is reviewed by a person trained in fraud prevention: landlords are protected, and you’re assessed on the facts.
What we look at
- Your income and how stable it is
- Your savings
- Your job or contracts
- Your references
What won’t shut you out
- No credit history in Canada
- Credit you’re rebuilding

FAQ
The questions we hear most.
Do you require a security deposit?
No. In Quebec, a landlord can’t require a deposit from a tenant. Only the first month’s rent can be requested when the lease is signed.
I just arrived in Canada. Can I rent?
Yes. If you don’t have a Canadian credit history, we assess your application based on your job, your income and your savings.
What does “4½” mean?
In Quebec, apartments are described by their number of rooms. A 4½ has a kitchen, a living room and two bedrooms; the “½” is the bathroom. A 3½ usually has one bedroom, and a 5½ has two or three. Every listing also shows the number of bedrooms.
How are my documents protected?
Your information is used only to review your application. We give you a secure way to send us your documents, and we destroy them once they’re no longer needed, as required by Quebec’s privacy law.
How long does it take to get an answer?
We reply to every request within 2 business days.
I’m already a Localia tenant. Where do I pay my rent?
In your tenant portal: pay your rent, track your payments, send maintenance requests and find your documents, anytime.
I’m a landlord. How does it work?
We find and screen tenants for your apartments, then manage the relationship with them. Fill out the form, choose “I have an apartment to rent” and we’ll call you back.
